    For the purposes of this document "therentalpage.ca", "therentalpage.com", "bluespace Inc." and "therentalpage"; are interchangeable. "User" refers to any visitors to therentalpage.  Property Manager refers to any user who post or have posted a rental property.

    Except as stated herein, none of the material may be copied, reproduced, distributed, republished, translated, downloaded, displayed, posted, communicated to the public by telecommunication or transmitted in any form or by any means, including, but not limited to, electronic, mechanical, photocopying, recording, or otherwise, without the prior written permission of therentalpage or the copyright owner. Permission is granted to display, copy, distribute and download the materials on this Site for personal, non-commercial use only provided you do not modify the materials and that you retain all copyright and other proprietary notices contained in the materials.

Content Guidelines / Prohibited Uses:

    The User agree not to post, upload or transmit to therentalpage servers any communications, text, graphics or other information you provide to us or other users in the course of using this website, including, but not limited to, any public message area or through any E-mail feature that: 
 - Is obscene, fraudulent, indecent, discourteous, racially offensive, or abusive.
 - Defames, abuses, harasses or threatens others.
 - Contains any viruses, Trojan horses, worms, time bombs, cancelbots, or other disabling devices or other harmful component intended to damage, detrimentally interfere with, surreptitiously intercept or expropriate any system, data or personal information.
 - Advocates or encourages any illegal activity.
 - Infringes upon the copyright, patent, trademark, trade secret, publicity right or other intellectual property or proprietary right of any third party.
 - Violates the privacy of individuals, including other users of the Sites. 
 - Violates any applicable local, state, national, or international law.
 
     therentalpage in its sole discretion shall determine your compliance with the foregoing guidelines and reserves the right to delete from the Site without prior notice any material that it deems to be non-complying or otherwise objectionable for any reason. therentalpage may take action with respect to the Material if you cause therentalpage to lose (in whole or in part) the services of our ISP's or other suppliers.

Termination:

    therentalpage reserves the right to terminate this Agreement immediately and without notice for any or no cause, at any time. Without limiting the preceding sentence, therentalpage may terminate your use of the Services or access to the Sites immediately and without notice if:

 a) You breach the Terms of Use.
 b) You infringe the intellectual property rights of a third party in connection with the services.
 c) therentalpage is unable to verify or authenticate any information you provide to it.
 d) Any material uploaded or transmitted by you to the Sites violates any applicable laws or rights of any third party.
 e) You share or distribute your username and/or password to a third party.

Changes to the Site:
    therentalpage reserves the right to change, suspend or discontinue any aspect of the services or the Site at any time, including the availability of any features, databases or content. therentalpage may also impose limits on features or restrict access to parts of the Site.

No Solicitation
    No part of the Site should be taken to constitute an offer or solicitation to buy or sell products or services. Some products or services mentioned on the Site may only be available in certain areas or jurisdictions. Any products or services mentioned on the Site are made available only where they may be lawfully made available or offered for sale.

    therentalpage is not responsible for any direct, indirect, special, incidental, consequential or any other damages whatsoever and howsoever caused, arising out of or in connection with the use of the Site or in reliance on the Information available on the Site, including any personal injury, business interruption, loss of use, lost data, lost profits or any other pecuniary loss, whether in an action of contract, negligence or other tortious action, even if therentalpage has been informed of the possibility thereof.

    therentalpage will not participate in any actual lease transactions, including, without limitation, negotiations, discussions, or proposals.

Non-Confidentiality

    Information provided to therentalpage concerning this web site will be received by therentalpage non-confidential basis. therentalpage reserves the right to use such information in its sole discretion.
 
Modifications to the Terms Of Use:

    therentalpage may amend these Terms of Use at any time by posting amended Terms of Use to the Sites. The amended Terms of Use shall be effective immediately upon posting to the Site. therentalpage therefore encourages you to review these Terms of Use as frequently as possible.

Warranties and Representations:

 You represent and warrant that:

Jurisdiction

    Any dispute shall be governed by Ontario and Canadian law and adjudicated by the courts of Ontario, Canada.
